A property appraisal is the process of creating an estimate of value for real estate. When selling a property, all your decisions will depend on the quality of your real estate appraisal and it is the foundation from which a great sales strategy is built.

What is the cost of selling my home?

The cost of selling a home varies from property to property. To briefly summerise a property transaction will will generally incur the following costs

1. Legal Fees
2. Photography and marketing
3. Renovation and cosmetic repair cost
4. Property presentation cost
5. Agent fees and commission
6. Specialist reports and council information
7. Home loan exit fees, bank fees and tax
8. Moving costs

In short, the right time to sell is when you are ready! There are certain considerations that must be made for certain properties and some will present better at different times of the year. Should I get a builders report, LIM report or any other types of reports?

This is property dependent and advice can be given at the property appraisal as to how to address this question, please ask the agent their view on this and how best to approach reports.

What are the Anti Money Laundering requirements?

At the beginning of 2019 Real Estate Agents were required to collect information on our Vendors and obtain verification of our clients for Anti Money Laundering purposes, generally nothing to worry about, just a bit more administration before embarking on the relationship, your Agent will take you through the process which can be completed in a matter of minutes.
